How much does your service cost?
Our service cost you nothing! With every office space listed for lease or sale a commission gets paid to the listing agent by the owner or landlord. If you are not represented by an agent the listing agent is typically paid all the commission. Not having an agent does not mean the rate will be lower. If You (tenant or buyer) have representation then your agent shares the commission being paid.
How long does it take to lease office space?
It depends on the existing condition of the office. If it’s in shell condition (never built out before) it could take 6-12 months from the search, selection, negotiation, and build out. If it’s 2nd generation space (been occupied before) it’s possible to be moved in within 30 to 60 days unless major tenant improvements are needed. We will be able to give you more realistic expectations as each property is toured.
Do you represent landlords?
No. We feel that Tenants are under-served and wish to represent their best interest. This helps level the playing field by giving Tenants access to the same market knowledge, experience, and resources as landlords and their agents. Since we do not represent buildings we are able to provide unbiased opinions and advice and help you find the best space and negotiate the best deal possible.
